Q: What type of paint is used for commercial buildings?

A: Commercial buildings usually see a lot of wear and tear, so we generally recommend using semi-glossy and glossy paints. They stand up to frequent cleaning and scrubbing better than flat or matte finishes.

Higher-gloss paints have a sleek and mirror-like finish but tend to reveal surface imperfections. However, the finish acts as a sealer, a protective quality ideal for high-traffic areas such as lobbies and commercial kitchens.

Eggshell and satin finishes are the most popular. Commercial painters use eggshells or satin in areas with light foot traffic, such as conference rooms. These finishes offer just enough reflectivity to bring brightness to the room without overdoing it. They also stand up to cleaning better than flat or matte finishes.

For a less reflective finish, flat or matte are preferred choices. They are great at hiding surface imperfections but are less durable than their glossier counterparts. The only difference is using a power washer, typically used for cleaning the exterior surfaces in commercial buildings. Power washers use pressurized and heated water to remove surface contaminants effectively.

Q: What kind of paint is used for flooring?

A: We choose floor paints based on the floor material. We typically use oil-based paints for wooden floors and latex paints for concrete floors. Another popular paint option for floors is epoxy-based paint.

However, please bear in mind that while oil-based paints are known for being durable and resistant to foot traffic, they have levels of volatile organic compounds (VOCs) ranging from 250 to 500 grams per liter (g/l). So, if you choose an oil-based paint for your floors, the area has to be well-ventilated during application, drying, and curing.
