Cost is usually a major factor when starting on any commercial project, such as exterior painting. So, how much do commercial painters in Fremont charge?
A professional painter’s estimate is based on an hourly rate that can fluctuate depending on where you live. It can also be calculated by square footage and that’s just for the first coat of paint. Both rates can change, though, depending on the size and complexity of the job.
How to get an estimate for an exterior paint project?
If you want to know what influences those rates mentioned earlier, take a look at the significant factors that affect the cost of an exterior paint project:
1) Determine the size of the area to be painted.
One of the factors influencing the average cost of an exterior paint projects in the Mountain View area is the size of the area that needs paint. Fortunately, it is relatively easy to get the total square footage.
To determine the total square footage of your home’s exterior:
- Multiply the length by the height of each wall, and then add the figures obtained to get the total exterior wall footage.
- Multiply the length by the height of your door(s), then add the figures obtained to get the total door footage.
- Multiply the length by the height of your windows, then add the figures obtained to get the total window footage.
- Add the total door and window footage, then subtract their square footage from the exterior wall footage.
To give you an example: for a home with four (4) exterior walls, with each wall measuring 30 feet wide and 20 feet high, the total square footage of the exterior will be:
30 x 20 = 600 square feet
600 + 600 + 600 + 600 (or 600 x 4) = 2,400 total wall footage
If your house has six windows (3 feet wide and 6 feet high each) and two exterior doors (4 feet wide and 8 feet tall each), subtract them from the total wall square footage:
Windows:
3 x 6 = 18 square feet
18 x 6 (since the house has six windows) = 108 total window footage
Doors:
4 x 8 = 32 square feet
32 x 2 (since the house has two exterior doors) = 64 total door footage
108 + 64 = 172 total window and door footage
2,400 total wall footage – 172 total windows and door footage = 2,228 square feet
Therefore, the area you’ll need to paint is 2,228 square feet.
2) Determine the amount of paint needed.
Typically, a gallon of paint covers around 400 square feet of smooth surface and 300 square feet of textured surface.
Considering the example mentioned earlier, you will need around 6 gallons of paint to cover 2,228 square feet of smooth surface or 7.5 gallons for 2,228 square feet of textured surface. If two coats are required, you’ll need to double the paint for the project.
3) Calculate the total cost of materials.
Exterior paint of good quality needs to be considered for cover smooth surfaces and for textured surfaces. You may also have to add the cost of brushes, rollers, paint trays, drop cloths, and painter’s tape.
4) Calculate labor cost.
To determine labor cost, you’ll have to establish first how many hours a worker will need to complete the job. Don’t forget to include surface prep work (cleaning, washing, filling holes and cracks, caulking, sanding, and priming).
For example, if a painter can prepare 50 square feet and paint around 150 square feet per hour, the project will take about 59 hours (2,228/50 = 44.5 hours to prepare the area and 2,228/150 = 14.8 hours to paint the area). Next, multiply the hours by what you will pay the painter.
Naturally, the more workers in your project, the greater your total labor cost will be. Add the costs for materials and labor to obtain a rough estimate for a residential or commercial painting project.
To get a more accurate estimate, you should also include overhead costs, such as power washer rental, sprayer rental, fuel, insurance, etc., and additional charges from paint brushes, rollers, paint trays, and many more.
Always keep in mind that the total cost in a job estimate varies depending on the size and complexity of the project. For this reason, professional painters price their jobs according to the square footage. Other factors, such as the difficulty of prep work, trim, intricate architectural features, outdoor obstructions, etc., can complicate a painting job significantly, so many professional painters may also include them in their estimates.
